Mixed-use redevelopment comprising residential and retail components on the site of a Telstra Exchange, featuring 490 m2 of commercial / retail NLA, 26 apartments, a multi-level basement car stacker and a refurbished Telstra Exchange.
The project was undertaken in two stages – an initial Early Contractor Involvement (ECI) phase followed by a D&C phase. The project required the Telstra Exchange to be fully operational throughout the construction phase. This meant that a significant amount of buildability and value engineering input were required during the ECI phase to ensure a suitable construction methodology was selected and development KPIs could be met.
Works associated with a new electrical substation, the strengthening of foundations and modifications to the existing Telstra Exchange were completed in Oct 2017. The main build was then completed in stages, beginning with sheet-pile shoring and deep excavation to accommodate the development's automated 49-space car stacker. The superstructure then involved building around and over the reconfigured Exchange.
